REO sales and short sales continued to made up over half of closed home sales in Ventana Ranch this December.

Here are the foreclosure and short sale stats for December 2011:
Home Sales Breakdown by Sales Type
21 homes sold in December 2011. 7 were short sales and 4 were foreclosure/bank owned/REO sales. Foreclosures and short sales made up 52% of all sales.

Average Price Per Square Foot Stats
Short sale homes were the best deal in Ventana Ranch, selling for about 2% below foreclosures and 15% below regular sales.

Average Days on the Market Stat
REO’s or bank owned homes sold the quickest, short sales took the longest to sell.

Sales Price to List Price Ratio
All three types of homes sold for very close to list price.

Here’s my Ventana Ranch real estate report for December 2011.
December Report at a Glance
- Total sales were flat
- Average sales price was down considerably
- Average market time increased considerably
- Average price per square foot stat was flat
Total Sales
- Total home sales were flat
Average Sales Price
- The average sales price decreased from $177,332 in December of 2010 to $164,583 in December 2011.
Average Market Time
- The average market time increased from 81 days in 2010 to 108 days in 2011.
Price Per Square Foot
- The average price per square foot was 89.62 in 2010 and 89.85 in 2011.

REO sales and short sales continued to make up nearly two-thirds of closed home sales in Ventana Ranch this November. This is up from last month.

Here are the foreclosure and short sale stats for November 2011:
Home Sales Breakdown by Sales Type
20 homes sold in November 2011. 9 were short sales and 4 were foreclosure/bank owned/REO sales. That means that foreclosures and short sales made up 65% of all sales.

Average Price Per Square Foot Stats
Short sale homes were the best deal in Ventana Ranch, selling for about 5% below foreclosures and 25% below regular sales.

Average Days on the Market Stat
Market time for all three sales types was low. Especially surprising was the days on market for short sales. It seems that short sales are starting to move.

Sales Price to List Price Ratio
Short sales sold closest to list price followed by REO/Bank Owned/Foreclosure homes trailed by regular sales.

- Total sales were up slightly
- Average sales price was down considerably
- Average market time decreased considerably
- Average price per square foot stat decreased very slightly
Total Sales
- Total home sales were up slightly

Average Sales Price
- The average sales price decreased from $182,854 in November of 2010 to $167,649 in November 2011.

Average Market Time
- The average market time decreased from 143 days in 2010 to 92 days in 2011.
Price Per Square Foot
- The average price per square foot decreased from 87.24 in 2011 to 86.21 in 2010.
