Here’s my Ventana Ranch real estate report for January 2012.

Ventana Ranch is a quiet bedroom community located in Northwest Albuquerque. Ventana Ranch is Northwest Albuquerque’s premier master planned community with walking trails, a large soccer park and 7 substantial large neighborhood parks. Ventana Ranch has several newer schools including Volcano Vista High School, Tony Hillerman Middle School, Tierra Anituga Elementary and Sunset view elementary schools.

January Report at a Glance

• Total sales were down sharply
• Average sales price was down slightly
• Average market time increased slightly
• Average price per square foot stat decreased significantly

Total Sales

• Total home sales were down from 19 in 2011 to 11 in 2012

Average Sales Price

• The average sales price decreased from $179,566 in 2011 to $175,955 in 2012.

Average Market Time

• The average market time increased from 77 days in 2011 to 82 days in 2012.

Price Per Square Foot

• The average price per square foot was $89 in 2011 and $78 in 2012.

REO sales and short sales continued to made up over half of closed home sales in Ventana Ranch this December.

Home Sales Breakdown by Sales Type

21 homes sold in December 2011. 7 were short sales and 4 were foreclosure/bank owned/REO sales. Foreclosures and short sales made up 52% of all sales.

Average Price Per Square Foot Stats

Short sale homes were the best deal in Ventana Ranch, selling for about 2% below foreclosures and 15% below regular sales.

Average Days on the Market Stat

REO’s or bank owned homes sold the quickest, short sales took the longest to sell.

Sales Price to List Price Ratio

All three types of homes sold for very close to list price.

Average Sales Price

• The average sales price decreased from $177,332 in December of 2010 to $164,583 in December 2011.

Average Market Time

• The average market time increased from 81 days in 2010 to 108 days in 2011.

Price Per Square Foot

• The average price per square foot was 89.62 in 2010 and 89.85 in 2011.

REO sales and short sales continued to make up nearly two-thirds of closed home sales in Ventana Ranch this November. This is up from last month.

Home Sales Breakdown by Sales Type

20 homes sold in November 2011. 9 were short sales and 4 were foreclosure/bank owned/REO sales. That means that foreclosures and short sales made up 65% of all sales.

Average Price Per Square Foot Stats

Short sale homes were the best deal in Ventana Ranch, selling for about 5% below foreclosures and 25% below regular sales.

Average Days on the Market Stat

Market time for all three sales types was low. Especially surprising was the days on market for short sales. It seems that short sales are starting to move.

Sales Price to List Price Ratio

Short sales sold closest to list price followed by REO/Bank Owned/Foreclosure homes trailed by regular sales.

Average Sales Price

• The average sales price decreased from $182,854 in November of 2010 to $167,649 in November 2011.

Average Market Time

• The average market time decreased from 143 days in 2010 to 92 days in 2011.

Price Per Square Foot

• The average price per square foot decreased from 87.24 in 2011 to 86.21 in 2010.

Market time for all three sales types was low. Especially surprising was the days on market for short sales. It seems that short sales are starting to move.

Foreclosures sold closest to list price followed by short sales and trailed by regular sales.

Summary

Sales were strong in October throughout Albuquerque. This was true in Ventana Ranch as well.

Here’s my October 2011 real estate report for Ventana Ranch.

September Report at a Glance

• Total sales remained the same
• Average sales price was down
• Average market time remained virtually the same
• Average price per square foot stat increased very slightly

Total Sales

• Total home sales remained the same.

House Prices

• The average sales price decreased from $178,823 in October of 2010 to $169,670 in October 2011.

Market Time

• It took 81 days to sell a house in October of 2011, 83 days in October 2010.

Price Per Square Foot

• The average price per square foot increased from $89 to $91.

Summary

The state of the Ventana Ranch Real Estate market remains unchanged.  Average sales price reduced yet the average price per square foot increased. This is because the square footage of the average sale was reduced by 28 square feet. This is not an indication that prices are on the increase.

Here are the foreclosure and short sale stats for September 2011:

Home Sales Breakdown by Sales Type

22 homes sold in September 2011. 7 were short sales and 4 were foreclosure/bank owned/REO sales. This is the first time I can remember seeing more short sale closings than foreclosure/bank owned/REO sales.

Average Price Per Square Foot Stats

Short sale homes sold for about 10% below regular sales and foreclosure homes sold for another 4% below that.

Average Days on the Market Stat

Surprisingly, when I first pulled the stats it showed that short sales closed more quickly than regular sales this month. However, upon closer examination I discovered that the short sale homes average time in pending status was 3.7 months. So it looks like banks were quicker to respond to offers, but they still took longer than usual to sell.

Sales Price to List Price Ratio

I had stopped posting this stat previously because I thought it was misleading. This is the first time it clearly illustrates what I’ve seen in my own real estate business for some time: you can negotiate more off of the list price of a regular sale than you can on a short sale or a bank owned homes sale; short sales sell for close to list price; foreclosures can go for more than list price.

Summary

I remember looking at the market stats for Ventana in July of 2007 and thinking “Oh no, here comes the real estate slow down!” It was one of the first neighborhoods in Albuquerque where I saw the drop off in sales. It will be interesting to watch as the market improves if Ventana will be one of the first to improve or not.

I am starting to see many positive little signs that the market is slowly changing. This summer showed the lowest amount of housing inventory in recent memory. Some areas of Albuquerque actually had less than 6 months of inventory signaling a buyer’s market. I said some areas, and for a few months only. But hey, after all the bad news I’ll take some new goods, even if it’s just a seed of good news, won’t you?

Here’s my September 2011 real estate report for Ventana Ranch.

September Report at a Glance

• Total sales were down sharply
• Average sales price was down significantly
• Average market time remained virtually the same
• Average price per square foot stat remained the same

Total Sales

• House sales were down sharply from 29 in September 2010 to 22 in September 2011.

House Prices

• The average sales price decreased significantly from $182,253 in September of 2010 to $169,680 in September 2011

Market Time

• It took 95 days to sell a house in September of 2011, up one day from September 2010.

Price Per Square Foot

• The average price per square foot remained at $93 per square foot, the same as last September.

Summary

The state of the Ventana Ranch Real Estate market remains unchanged.  The fact that the days on market and average price per square foot stats remain unchanged was positive.

REO sales and short sales made up 50% of August home sales in Ventana Ranch. This is up from last month by 15%.

REO and Short Sale Breakdown for Ventana Ranch

24 homes sold in August 2011. 5 were short sales and 7 were foreclosure or REO sales.

Pricing Comparison, Regular vs. Short Sale vs. REO (Foreclosure)

Buying a short sale home saved Ventana Ranch home buyers about 10% on their home purchase in August. Buyers who bought foreclosures or REO’s saved closer to 20%.

Summary

50% of August home sales were REO’s or short sales, an alarmingly high total. Sales prices will continue to stay depressed until the large amount of distressed properties are liquidated.

Buying a foreclosure or REO is not difficult. Short sales are a different story.

If you’re looking to buy in Ventana and you’d like to get a great deal and you don’t mind doing a little cleaning and/or painting and spending a little many on carpet then a foreclosure might be the right house for you. However, there are some Ventana Ranch houses that are priced to sell that are not foreclosures or short sales.
