<p>22 homes sold in September 2011. 7 were short sales and 4 were foreclosure/bank owned/REO sales. This is the first time I can remember seeing more short sale closings than foreclosure/bank owned/REO sales.</p>

<p>Short sale homes sold for about 10% below regular sales and foreclosure homes sold for another 4% below that.</p>

<p><strong>Average Days on the Market Stat</strong></p>
<p>Surprisingly, when I first pulled the stats it showed that short sales closed more quickly than regular sales this month. However, upon closer examination I discovered that the short sale homes average time in pending status was 3.7 months. So it looks like banks were quicker to respond to offers, but they still took longer than usual to sell.</p>

<p><strong>Sales Price to List Price Ratio</strong></p>
<p>I had stopped posting this stat previously because I thought it was misleading. This is the first time it clearly illustrates what I&#8217;ve seen in my own real estate business for some time: you can negotiate more off of the list price of a regular sale than you can on a short sale or a bank owned homes sale; short sales sell for close to list price; foreclosures can go for more than list price.</p>

<p><strong>Summary</strong></p>
<p>I remember looking at the market stats for Ventana in July of 2007 and thinking &#8220;Oh no, here comes the real estate slow down!&#8221; It was one of the first neighborhoods in Albuquerque where I saw the drop off in sales. It will be interesting to watch as the market improves if Ventana will be one of the first to improve or not.</p>
<p>I am starting to see many positive little signs that the market is slowly changing. This summer showed the lowest amount of housing inventory in recent memory. Some areas of Albuquerque actually had less than 6 months of inventory signaling a buyer&#8217;s market. I said <strong>some</strong> areas, and for a few months only. But hey, after all the bad news I&#8217;ll take some new goods, even if it&#8217;s just a seed of good news, won&#8217;t you?</p>

<p>24 homes sold in August 2011. 5 were short sales and 7 were foreclosure or REO sales.</p>

<p><strong>Pricing Comparison, Regular vs. Short Sale vs. REO (Foreclosure)</strong></p>
<p>Buying a short sale home saved Ventana Ranch home buyers about 10% on their home purchase in August. Buyers who bought foreclosures or REO&#8217;s saved closer to 20%.</p>

<p><strong>Summary</strong></p>
<p>50% of August home sales were REO&#8217;s or short sales, an alarmingly high total. Sales prices will continue to stay depressed until the large amount of distressed properties are liquidated.</p>
<p>Buying a foreclosure or REO is not difficult. Short sales are a different story.</p>
<p>If you&#8217;re looking to buy in Ventana and you&#8217;d like to get a great deal and you don&#8217;t mind doing a little cleaning and/or painting and spending a little many on carpet then a foreclosure might be the right house for you. However, there are some <strong><a title="Ventana Ranch Houses that are priced to sell" href="http://www.ventanaranchhomesforsale.com/home-search/priced-to-sell" target="_blank">Ventana Ranch houses that are priced to sell</a></strong> that are not foreclosures or short sales.</p>
